The room was nice size with kitchen utensils and hot water in the shower, AC was working and internet was good. The owner was very kind, responded to messages almost immediately, provided a replacement key at no charge after it broke, and communication was polite and cordial. The location was close to the hotel zone entrance, plaza, Ado station, Isla Mujeres Ultramar ferry (a few kilometers away requiring taxi), car rental company, markets and restaurants, parking was limited on a first come first serve basis.
